Multi-Units (5-250 apartment complexes)
Our acquisition criteria are simple and all we need is the address
of the property and zip code. If you know the name of the owner and
contact information that would even be better. Let not lack of knowledge
of the owner be an impediment. We are looking for:
• Burnt out or retiring Land Lords. If a commercial property owner
is tired of managing tenants and fixing of toilets. This could be
long time investors who may want to retire, people getting inheritance
of properties they are not prepared to take care of or even out of
town or out of state owners.
• If you see properties that are poorly managed, we would love to
speak with the owner.
• If you see properties that have been neglected and need repair,
no matter how much, we have the finances to fix them up. Just leave
the street address of the property, city and state or zip code. We
will track the owner and will pay your referral fee if we purchase
the property.
• Each city has the cheapest apartments. We need to know their address
because we will be interested in speaking to the owner.
• If a complex has vacancies of 30% or more, meaning in 100 units,
30 units or more are vacant, please give us the address.
• We are also interested in burned properties
• Properties owned by Tenants in Common
Mobile Home Parks
• Our acquisition criteria of mobile home parks are similar as that
of apartment complexes’. We are however interested in parks in parks
with 20 or more pads (mobile homes)
Storages
• Our storage acquisitions criteria is similar to that of Mobile home parks
Raw Land
• Land for master development:
For master and development projects we are seeking land that is either
entitled or not fully entitled for development, i.e. the land needs
zoning or other predevelopment work.
• Retail development and redevelopment opportunities:
We are actively pursuing retail opportunities, from raw commercial
land to mixed-use projects, to turnaround properties requiring re-tenanting,
repositioning, renovation, and rehabilitation.
• Residential Development:
Multifamily housing projects, including Affordable Housing projects
and condominium conversion properties.
• Joint Ventures:
Joint Venture projects where our development (including obtaining
necessary government approvals and permits at all levels), leasing,
construction and property management expertise, combined with our
ability to provide equity and react quickly on a potential project,
can yield substantial returns for our partners.
